What is the lifestyle fee and what is included?
Similar to an HOA fee, the lifestyle fee enables us to provide you with many services and amenities so that you can fully enjoy living at Sanctuary. The monthly fee is $450 for 1 bedroom lots and $500 for 2 bedroom lots. It covers lawn care, amenities, common area maintenance, septic service, property taxes on the land, and a lot lease.
How are utilities billed?
Water is sub-metered at each home site and billed to each resident based on usage. Electric is billed directly by Huntsville Utilities. Sewer is included in the lifestyle fee.
Will the roads and driveways be paved?
Yes, we will pave the roads and driveways once the homes have been moved in.
Do I have to pay property tax at Sanctuary at Green Mountain?
No. The State of Alabama does not charge property tax on these homes. Property taxes on the land are included in your lifestyle fee.
Is natural gas available?
We do not have natural gas but propane tanks are allowed.
Who is the property manager?

What are the benefits of purchasing an off-site built home?

And yet, that is how most homes are built in this country. By contrast, all of our homes are built on an assembly line in a climate-controlled setting by specialized craftspeople. This process reduces waste, contractor mistakes, and cost to you, the buyer.
All of our homes feature top-quality construction materials and are approved by a third party inspector with the U.S. Department of Housing and Urban Development. The single-story designs are meant to maximize convenience and energy efficiency while minimizing maintenance and upkeep.
Finally, because you’re only buying the home and not the land, you’re saving a substantial amount of money that would otherwise be spent on land, transaction costs, and property taxes.
How much does it cost to buy a home?
Our homes start in the $90,000s + 2.75% sales tax.
Do you offer financing?
Please reach out for a reference to a third party lender. We are happy to walk you through the financing process. Please note that our homes are not eligible for traditional mortgages.
Who qualifies for financing?
Though each lender has it own unique requirements, applicants generally need income of at least about $4,000/month, a credit score of 580+, and a down payment of at least 5% of the home’s price.
How large are the homes you offer?
We offer 1 and 2 bedroom floor plans that range from 468-910 square feet + front porches. Though not “tiny,” these homes will appeal for those looking to live a simple and convenient lifestyle. For most home sites, you will have the option of building an addition after delivery if desired. Storage sheds that meet our aesthetic guidelines are also allowed. When will more homes be available?
Please visit this link for a map of the community displaying current and future available homesites. Future homesites will become available for sale in phases throughout 2023 and 2024.
Can I rent out my home?
In order to support a sense of community, safety, and stability, we are restricting residency to owner-occupants. As such, we are not selling to investors or permitting subleases. We may allow certain exceptions, such as subleases to family members or rentals in lots #1-9 (i.e., the lots outside the gates).
Can I have a garage at my home?
Carports are allowed, but not garages.
Are pets allowed?
Absolutely! We even offer a dog park within the community. Pets are allowed unless they have a history of aggressive behavior or are an aggressive breed.
Can I fence off my yard?
Yes, we allow fences up to 3 feet tall subject to approval on location and design.
